Building Your Home Signing the Deal is the first phase. This phase includes most of the paperwork - drafting and finalizing the plan, submitting plans and exterior details for developer approval and applying for a building permit from City Planning & Building. Completion of this phase requires your initial on the final draft of the plans and your selection for exterior colours. The second phase is the Start of Construction. In this phase the lot is staked out by surveyors and excavation gets the go-ahead. It's now that the foundation is prepared and the underground services, such as electrical and plumbing, are installed. Phase three is the Framing Stage. Now you'll start to see your plans come to life. We start with the walls and floors, sheath the roof and then install the windows and exterior doors. It's now that you can actually stand in among the 2x4s and envision the way your home works together. Once Framing is Complete we're into phase four. This is the fun part - when your selections are put into place. From installing roofing, staircases and fireplaces to roughing in mechanical systems and hanging drywall, every day makes quite a difference in the look and feel of the home. This is when we need your decision on kitchen and bathroom cabinets. Hardwood floors are laid and exterior cladding goes up. And before you know it, we're into phase five - the Final Stages. When a house becomes a home. Finishing work and trim begins to reflect your personal taste. The walls come alive with your selected colours.
